We take a property on an agreed term, bring it to our standard, and run it room by room. You deal with one company rather than a rota of agents and contractors. We are selective about what we take on, and we would rather decline early than manage something badly.
What we take on

- Properties where the lawful position on licensing and occupation is clear from the outset.
- Buildings needing a considered fit-out, where the standard is agreed before work starts.
- Owners who want a single accountable counterparty rather than a managing agent.
What we decline
§ 02- Anything where the safety position or the licensing position cannot be established.
- Properties well outside our operating area, where we could not attend the same day.
- Arrangements that ask us to promise a return we cannot evidence.
- More properties than we can run to the standard we have described here.
How it works, start to finish
§ 03 — FOUR STAGES- 01 — VIEW
We look at the building
Condition, layout, the lawful position and what the fit-out would actually cost. We say no at this stage if we should.
- 02 — TERMS
Everything in writing
Term, payment, who is responsible for what, the condition we take it in and the condition we return it in.
- 03 — FIT-OUT
Brought to standard
Safety first, then furnishing and finish. Photographed and inventoried before anyone moves in.
- 04 — RUN
Operated and reported
Cleaning, inspections, repairs and tenancy administration run on the manual. You get the record, not the noise.
What reaches you
Owners are not copied into day-to-day operations. You get the things that actually matter to an owner, and you can ask for anything underneath them.
- Payment on the agreed date, on the agreed terms.
- Notice of anything structural, anything legal and anything expensive — before it is decided, not after.
- Inspection and condition evidence on request, at any point in the term.
- A building handed back in the condition the agreement specifies, with the evidence to show it.
